PRESS RELEASE: Port expansion fuels plans for major logistics estate

The Tzaneros Group is preparing to expand its PortGate Estate to become one of the largest logistics and warehouse estates on Brisbane's TradeCoast.

CB Richard Ellis and Jones Lang LaSalle have been appointed as the joint leasing agents for the estate, which is being extended to incorporate circa 80,000 square metres of logistics and warehouse facilities immediately adjacent to the Port of Brisbane.

CBRE Associate Director John Slater said preparations were underway for stage two of PortGate, consisting of 30,000 square meters of warehousing. When fully complete, the 15 hectare estate would comprise close to 80,000 square metres of space in a series of warehouse and distribution facilities.

"The Port of Brisbane is effectively doubling in size with the ongoing reclamation of 230 hectares of land," Mr Slater said.

"PortGate presents one of the last opportunities in the Southern TradeCoast for companies seeking large holdings to be located immediately adjacent to the port," Mr Slater continued.

Australian Container Freight Services has already established an18,600 square metre distribution and logistics facility at the estate, which is to be fully developed on a staged basis over the next few years.

Portgate incorporates an on-site logistics operation—PortGate Logistics—as well as Australian Customs Service and Australian Quarantine and Inspection Service approved areas with 24 hour security.

Mr Slater said this would allow containers to be transported straight from the Port to the estate via newly approved Super B double truck access, increasing efficiencies for tenants whilst significantly decreasing transport costs.

CBRE Senior Logistics Consultant Stephen Parry said the expansion of the Port was attracting significant tenant interest. In 2010 the world's largest independent port operator, Hutchison Port Holdings, would commence operations at Berth 11, further entrenching the Port and its surrounds as a major logistics hub.

"On-port property is usually a scarcity, but here exists a limited opportunity to locate at Australia's fastest growing container port, and be perfectly positioned to capitalise on the port's expected future growth," Mr Parry said.

"We are observing from our close relationships with many third-party logistics (3PL) businesses that their growth in Queensland is outpacing other states, and this is directly related to the activities that occur through the Port of Brisbane," Mr Parry continued.

Port Gate Boost for Queensland Trade

Queensland's booming economy has received another multi million dollar vote of confidence with today's official opening of a new one-stop-shop for importers and exporters using the Port of Brisbane.

Premier Peter Beattie officially opened the first of 10 large warehouses planned as part of a $100 million investment initiative at the Port Gate Estate at the Port of Brisbane.

Mr Beattie said the new development by The Tzaneros Group aimed to capitalise on the continued strong growth in container traffic, general cargo and motor vehicle trade through the Port of Brisbane.

"Container trade has grown at more than 11 per cent compound each year in the five years to June 30, 2006, and growth of seven to nine per cent a year is predicted for the next 20 years," Mr Beattie said.

"Today we are celebrating the official opening of the first of three warehouses planned for stage one of the development—with warehouses two and three scheduled for completion in May this year."

"The warehouses incorporate office space and a container park and operate as a one-stop shop for freight forwarding, customs broking and import and export businesses, all in the one complex."

"Ultimately 10 warehouses are planned on this 14 hectare site, which is leased long-term from the Port of Brisbane," Mr Beattie said.

Mr Beattie said Steve Tzaneros and Mirco Debelak, who own the Queensland-based The Tzaneros Group, believe their development will be a major driving force for maintaining container trade growth through the port, which is already the fastest growing port in Australia.

"The Australia TradeCoast based around the Port of Brisbane and the Brisbane Airport is the most exciting industrial and commercial hub on the east coast of Australia," Mr Beattie said.

"We expect its rapid growth to continue for many years to come. To meet the demands of our growing economy work has now started on a seventh container wharf and two more wharves are being planned."

"More than $1 billion has been invested in Australia TradeCoast in the past five years, in more than 100 new industrial developments."
